OFFICIAL Vacation Homes was inspired by the number of growing requests from Owners and Investors like you! They wanted a more personalized boutique approach and relation they can trust.

Hi my name is Nick Rohrbach and I am the founder here at OFFICIAL Vacation Homes LLC. Here at Official we have a 24-7 NO Days off approach. It's a lifestyle we stand by. At OFFICIAL we want to get to know you and create life long relationships with you and your families. After 17 years in Central Florida Real Estate with the last 7 years in Short Term there's common theme from Owners frustrated with the level of service they receive from their management companies. The companies grow and grow and you fall into being just a number. After serving as a Turn Key Provider for Leading Investment Networks and their Out of state Investors I know how important the management aspect is, especially in Short-Term. We work with a select group of top producing Real Estate Agents to serve their clients exclusively. Here at OFFICIAL we are inviting only 50 clients to serve. If you are you one the Home owners / Investors feeling like a number with a lack of communication and feeling of uncertainty then give us a call. 24/7 No Days Off for you. (407) 797-4920

We had a great trip. Excellent host. Would highly recommend.

airbnb

Camila

Cute getaway for our date night. The outdoor features were really nice. Responsive host!

⭐⭐⭐⭐⭐ Fantastic Villa – Perfect Family Stay in Kissimmee! We had a fantastic stay at Nick’s villa in Kissimmee from 30th September to 14th October and couldn’t have asked for a better place to stay! The villa was absolutely beautiful, spacious and perfect for our family of 8, with plenty of room for everyone to relax and spread out comfortably. The bedrooms were spacious and very accommodating, and the whole house was spotlessly clean and clearly very well looked after. The pool was perfect and a real highlight of our stay, while the games room was a huge hit with the kids and provided plenty of entertainment for everyone. Overall, this was a wonderful 5-star home that made our family holiday even more special. We had everything we needed for a comfortable and enjoyable stay, and we would happily recommend Nick’s villa to anyone looking for a fantastic place to stay in Kissimmee. Thank you, Nick, for helping make our holiday such a memorable one. We will be back!

Place was as described and really enjoyed the location to the beaches. Kitchen was stocked with most items needed to make dinner. Would recommend and stay again next time around.

Natalie

This place was amazing! My family loved the heated pool all the space and it was within 10-15 minutes from the Disney Parks which is what we came for. It’s in a gated community with lots of security and very peaceful. Exactly what we wanted after a long park day. Nick was very responsive, welcoming, informative, and quick with any questions I had. Highly recommend!

The place was fantastic. It was located close to so much around town but was also private so there wasn’t traffic/noises. The grounds were so nice and quiet. Listening to the animals while sitting in the hot tub was a perfect way to end the night. The host was great as well. He responded quick and he was friendly. Anything we needed, he was willing to work with us.

Ashlyn

David

Thank you for your review, David! It was a pleasure hosting you.

A casa é aconchegante, espaçosa e estava bem limpa. Adoramos a nossa estadia!

Vanessa

Nick was very responsive and made sure we had everything we needed. The house was clean and well maintained. The neighborhood is nice. The only difficulty we had was the front gate (trying to enter the community) other than that, Nick gave clear instructions that were easy to understand!

Brianna

Thank you so much for your feedback, Brianna! We are glad you found the house clean, well-maintained, and our instructions clear. Regarding the difficulty you experienced with the front gate, we sincerely apologize for the inconvenience and want to reassure you that this issue has already been addressed and resolved with our communication department. We had an absolutely fantastic stay and cannot recommend this place enough! From the moment we walked in, it was clear that Hassan puts genuine care and thought into hosting. The entire place was spotless, beautifully organized, and equipped with everything you could possibly need for a comfortable visit. Hassan is a top-tier host: incredibly responsive, welcoming, and attentive to every detail. It made our entire trip smooth, relaxing, and genuinely fun. Spaces that combine this level of cleanliness, comfort, and hospitality are rare to find. We loved every minute of our time here and will without a doubt be booking again on our next trip. A well-deserved 5 stars all the way!

Nick’s home was perfect for our girls’ weekend celebrating my sister’s 30th birthday! The property was a great fit for our group, and we thoroughly enjoyed our stay. It was wonderful having a comfortable home base while exploring Orlando and visiting Disney. Thank you for a memorable experience, Nick! We would definitely consider staying again.

Chenoa

Thank you so much for your wonderful review, Chenoa! We’re thrilled to hear the home was a great fit for your girls’ weekend and provided a comfortable home base for celebrating your sister’s 30th birthday and exploring Orlando and Disney. We’re so glad you had a memorable stay and would love to welcome you back for another trip!

House was beautiful, with big kitchen and living and dining space area. It was able to accommodate all my 14 guest and even had a spare bedroom we did not use. Having those 5 bathrooms came in handy when we were all trying to get ready to head out! Stove top was broken and we were only able to use one of the them and it was only able to be use on the hottest setting, we were able to make it work but would have been useful to have them all working properly. Unfortunately the pool was not able to get heated during our stay which really sucks but they did give me my refund without hesitation, which is much appreciated. Great Resort amenities with a lazy river!

Nancy

Thank you so much for your detailed review, Nancy! We’re glad to hear the spacious home, large kitchen, multiple bathrooms, and resort amenities worked so well for your group of 14. We’re sorry about the stove and pool heating issues, but we’re glad we could resolve the pool heating concern with a refund during your stay. We truly appreciate your understanding and would love to welcome you and your group back again!

Had an amazing stay at Nick’s place, the house is huge and made for a really fun home base while visiting the parks. There was only two of us but can see the house would easily accommodate several families together. The house is in a private gated community with plenty of privacy and security. The pool cleaner/maintenance came several days during our stay however never interacted with us directly. The pool is a great size enough to swim lengths and 5ft at the deepest. Location is great next to the highway to drive straight to the parks, with lots of shops and food chains just next to Champions Gate. The house was very clean and we didn’t find any bugs inside the property or outside in the pool. AC works very well too. Would highly recommend staying here!

Nick was a great host and very responsive! The house was beautifully decorated and the kids were obsessed with all the themed rooms, plus the pool! I would definitely stay here again if it’s available on my next visit!

Bayohan

Thank you so much for your wonderful review, Bayohan! We’re thrilled to hear you and your family enjoyed the beautifully decorated home, especially the themed rooms and pool that kept the kids entertained. It’s also great to know you appreciated Nick’s responsiveness throughout your stay. We’d love to welcome you all back on your next visit!

love it love the place location outdoor shower everything was perfect

Carlos

We absolutely loved the location of the villa and how quiet Emerald Island was. Prior to checking in, Nick communicated quickly answering questions that we had. During the stay we also had positive interactions with him checking how we getting on and if there were issues, which there wasn’t. The only (ever so slight) downside was that the villa was a little tired in places, however we would return again in a heartbeat. Our entire family had a fantastic stay and knowing that Nick would be able to respond to issues if they arose, which they didn’t, was particularly reassuring. Fantastic holiday and amazing host :-)

Lynn

Our stay was great, it was perfect for the two of us. It was quiet and peaceful and very well put together. The host was very responsive and accommodating would definitely book again.

Katie

Adoramos nos hospedar com o Nick. Casa melhor que o esperado, espaço amplo, com tudo que precisa, condomínio tranquilo. A localização bem próxima a Disney e de mercados e farmácias. Encontramos tudo organizado e limpo. Tudo muito prático e funcional. Superou as expectativas.

Mônica
